Mix & Match Opportunity Summary

The Brit Properties’ industrial real estate portfolio consists of 25 buildings, ten of which have been owned by several groups of investors for over 20 years.

In 2008, our portfolio faced one of its most difficult tests. Like many real estate operators at the time, we were hit hard by the financial crisis and came close to collapse. Through discipline and perseverance, we reduced debt, stabilized our holdings, and rebuilt a stronger, more resilient portfolio that now provides consistent long-term growth and reliable cash flow distributions.

Today, some investors who have been with us for many years are seeking liquidity, while others—both existing and new—are eager to acquire additional ownership interests. To accommodate both, my staff and I have developed a program to match investors looking to sell with those wishing to buy. Buyers will receive a projected initial cash-on-cash yield of 7%, plus annual increases. This is in addition to potential appreciation in value and the benefit of debt paydown, which quietly builds equity and enhances total investor returns.

On the back page of this packet, you’ll find a chart detailing the liquidation payout for sellers per 1% ownership in the four funds. The minimum investment for acquiring additional equity is $25,000.
