Uncovering desirable, off-market properties on behalf of our investors is the toughest challenge in real estate. We’re usually thrilled to find two or three acquisitions annually. But 2025 was a banner year. Our team acquired seven stand-alone industrial buildings, ranging from 10,000 to 26,000 square feet, for a total investment of about $14 million. Most are located west of O'Hare Airport, primarily in DuPage County.

Chicago-based Brit Properties owns and operates 26 local industrial buildings, as investments for about 200 limited partners (minimum investment: $50,000 per property). 

Formal Summer Internship Program

Every summer, we hire five to ten college students to work in our firm. Last summer, our interns were given a direct challenge: walk industrial parks and personally ask building owners about off-market sales.

One hot summer day, 22-year-old Jordan was covered in sweat when he stopped at a 10,000 square-foot building in Wood Dale. The owners initially declined to sell, but Jordan left a business card. Jordan’s perseverance paid off!

Two weeks later, the owner phoned us with newfound interest. We negotiated the purchase and closed the deal just 45 days later. This $1.5 million acquisition is resounding proof that a hardworking intern can secure a major win.
